Landlord requirements
In England, landlords must have a smoke alarm on every storey of a rented home that is used as living accommodation, and a carbon monoxide alarm in any room with a fixed fuel-burning appliance (excluding gas cookers). Alarms must be tested to work at the start of each tenancy.
HMOs
HMOs usually need more: typically a mains-wired, interlinked system with detection in escape routes and in the rooms. The grade and category depend on the layout and the licence conditions set by the local authority, so it is worth checking with them before ordering. We install interlinked systems to the specification you are given, and can advise on what is practical for the building.
- Mains-wired interlinked smoke and heat alarms with battery back-up
- Fire panels and call points where required
- Emergency lighting on escape routes
- Testing and a written record for your files
Alongside the EICR
A fire alarm is part of the electrical installation. Many landlords arrange the EICR and alarm work together; see landlord and letting agent services for the full list.
