Who needs one
Four groups of people usually book an EICR, and the reasons are quite different:
- Landlords — in England, private rented properties must have a valid EICR carried out at least every five years, with a copy supplied to tenants.
- Homeowners — usually when buying or selling, after a survey flags the wiring, or when the installation is simply old and nobody knows its condition.
- Businesses — for insurance, for compliance, or because a landlord or managing agent has asked for one.
- Anyone with symptoms — breakers that trip, sockets that feel warm, scorch marks, or an old fuse board with rewireable fuses.
The inspection
We isolate the installation circuit by circuit and carry out a series of dead and live tests — insulation resistance, earth continuity, earth fault loop impedance, RCD operation and polarity. We also inspect the consumer unit, a sample of accessories, and the condition and routing of cabling.
Your report
The report ends either satisfactory or unsatisfactory, and every observation is coded:
- C1 — danger present. Risk of injury.
- C2 — potentially dangerous. Needs remedial work.
- C3 — improvement recommended. Not a failure.
- FI — further investigation required.

How often does a rented property need an EICR?
In England, private rented properties need an EICR at least every five years, or at change of tenancy if sooner. A copy must be given to tenants and to the local authority on request.
How often should a homeowner have one?
The general guidance for an owner-occupied home is at least every ten years, or when you buy the property, or sooner if the installation is old or showing symptoms.
How much does an EICR cost?
It depends on the size of the property and the number of circuits, so every job is priced individually. Tell us the property type and rough number of circuits and we'll give you a fixed price before we start.
What if my property fails?
An unsatisfactory result means specific items need attention. We list exactly what's needed and quote it separately.
Do you provide the certificate straight away?
You get the full written report after the testing and any make-safe work is complete. If anything is dangerous we deal with it on the spot rather than leaving it live.
