What the law requires
Since the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, every private rented property in England must have its fixed electrical installation inspected and tested at least every five years by a qualified person.
- A copy of the report goes to existing tenants within 28 days, and to new tenants before they move in
- The local authority can request a copy and must receive it within 7 days
- If the report is unsatisfactory, remedial work must be completed within 28 days (or sooner if specified), with written confirmation obtained
- Financial penalties reach £30,000 per breach, applied per property

How often does a rented property need an EICR?
In England, private rented properties must have an EICR carried out at least every five years, or on change of tenancy if sooner. You must give tenants a copy, and supply one to the local authority within 7 days if they request it.
What happens if I don't have one?
Local authorities can impose financial penalties of up to £30,000 per breach under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. The penalty applies per property, so a portfolio with several non-compliant properties compounds quickly.
What if the report comes back unsatisfactory?
An unsatisfactory result means specific items are coded C1, C2 or FI and need attention. Remedial work generally needs completing within 28 days of the report, or sooner if the report specifies, with written confirmation afterwards. We quote remedial work separately and you're never obliged to have us do it.
Can you deal with tenants directly for access?
Yes. Give us the tenant's contact details and we'll arrange access around them. For agents, we can liaise with your property manager and report back once done.
Do you handle multiple properties?
Yes. We plan testing across the whole portfolio.
Do you do EPCs or gas safety too?
No — we're electricians. We cover the electrical side: EICRs, remedial work, smoke and heat alarms, PAT testing on supplied appliances, and EV charge points. For EPCs and gas you'll need separate contractors.
